Poyntings in Guildford is a stunning new build home masterminded by Balmoral Property Group.
A family business, Balmoral pride themselves on designing and constructing high quality, luxury homes in prime Surrey locations, and this project was no exception.
Designed as a traditional Arts & Crafts style house the generous plot allowed for the design and development of a 6 bedroom, 6 bathroom home located on one of Guildford’s premier estates.
Early marketing of the new build home during the early stages of construction secured excited new owners who were delighted to be able to work with Balmoral to specify the interior finishes for the home to create a scheme that would meet their own aspirations and interior design preferences.
Julian Kunker from Balmoral worked closely with the new owners to ensure their internal specifications and styles would become a reality as construction of the home continued.
Matching the build quality standards of Balmoral, key to the owner’s interior brief was creating interior spaces that also conveyed luxurious tones and a timeless palette. Spaces should remain in keeping with the Arts & Crafts architectural style of the home ensuring they felt open, light and airy and full of natural materials and soft colour palettes.

With six bathrooms to complete tile choice was high on the list of priorities. Julian had heard excellent reports about Surrey Tiles & Bathrooms Woking showroom and the huge choice of tiles so recommended to the client they visited together to see if Surrey Tiles & Bathrooms could help.
“The visit was incredibly productive. The wide choice of tile finishes was impressive and without doubt very high quality, synonymous I guess with the Porcelanosa brand they specialise in.
“That first visit was really about gathering ideas and once Phil got a better understanding of what the client wanted from the bathroom spaces his advice and recommendations were incredibly helpful.”
Several visits later the tile schemes for four en-suite bathrooms and the cloakroom were agreed.
For the master bedroom en-suite the desired look and feel was something very natural and the choice of Newport Natural floor and wall tiles delivers just that.
The rectified textured concrete effect tiles are full of subtle tonal variation and extra interest is added with the mixed matt/gloss finish which combines a natural matt surface with occasional shiny patches.
Extra detail is added inside the walk-in shower and around the sink area with the delicate linear detailing and matt finish of Century Natural wall tiles.



For the second bedroom en-suite the tile brief was something a little lighter to promote extra light in the dormer bathroom layout.
Boulevard White wall tiles combine with Baltimore White floor tiles. Both rectified ceramic tiles deliver a matt surface finish where cool whites are washed over with subtle warmer stone textures. The floor tiles have a heavier natural shade variation giving an organic and distinctive look to contrast with the smoother wall tiles.
Adding an extra splash of detailing is the selection of the beautiful L’Antic Colonial mosaic tile sheets in Treasures Mist Shannon Moon for the bath panel and recess. The mosaics feature chips made of natural stones, translucent glass pieces and mother of pearl.

The third bedroom en-suite plays with textures and a beautiful mix of crisp whites and wood finishes combine for stylish surface design.
The white walls are created with Marmi Blanco wall tiles. The large format rectified gloss white tiles are complemented by the use of Liston Oxford Acero panel style wood effect tiles on the shower and sink wall.
Creating a natural harmony with the two wall finishes Oxford Acero floor tiles feature. Beautiful wood effect tiles in rectified matt porcelain format from the PAR-KER range for an authentic looking wood floor finish that won’t be damaged in bathroom spaces.




And finally the en-suite to bedroom four was given a natural soft concrete look with Metropolitan Caliza floor and wall tiles. XL tiles on the walls create a seamless finish which accentuates the feeling of space in the room, complemented by matching floor tiles in square format. The tiles deliver a soft matt gloss finish for a classic and timeless look.
Moving downstairs even the cloakroom design has some fantastic attention to detail in its design, and the Porcelanosa Air Slate Bombay Natural Stone feature wall adds a depth and texture to the space, elevating the design beautifully with its matt slate textured finish. This versatile surface finish comes in large sheet format which can adapted to work in any space and even on curved surfaces.



Finally wanting a very natural and space enhancing tile finish for the large open plan kitchen Limestone Beige floors tiles from Surrey Tiles & Bathrooms Premium Porcelain Collection were selected, perfectly harmonising with the traditional kitchen style and neutral colour palette.




The finished home is absolutely stunning and the new owners are happily settling in after a two year construction period, thrilled with all of the final interior specifications.
